  •  We offer 1 year leases (preferred) and 6 month depending on the time of year and circumstance.


  • Credit score >680, proof of enrollment or employment, and proof of income (this can be proof of scholarship, proof of savings, or a pay stub). We will also run a credit/background check, which is processed with the $50 application fee. Please read below for details on needing a cosigner. 


  •  No credit check required. However, we will need a copy of your passport, I-20 form, and proof of enrollment at the school. 


  •  No. Although most of our students are from USC as we are in close proximity to the school, we understand there are many other colleges in the area, and we want to provide these students with housing opportunities as well. 


  • Water, electricity, gas, Wi-Fi, and personal AC unit in each room. The maid service is also included and comes once a week to clean all the common areas and your room and bathroom as well. 


  • No. However, there is the option to sublease if you absolutely must. Read below for subleasing cost breakdown and requirements: 
    • 1. Subleasing fee: $250.00. Non-refutable charge. 
    • 2. Cleaning fee: $200.00. This is to ensure that your room stays clean between the time you leave and the subleasee moves in. Non-refutable charge. 
    • 3. Background check: $50 (paid by the subleasee). The subleasee must pass a background check prior to move-in. Our management team will run this background check. 
    • 3. Optional: $200 service fee. This fee is required in the event that one of our team members finds you a subleasee. You can let our team know if you are searching for a subleasee. However, there is no guarantee our team can find a subleasee for you. 


  •  If you are a US resident and either a) do not have a credit score or b) have a credit score <680, you will need a cosigner that has a credit score of >680. As a background/credit check is run on both the applicant and the cosigner in this case, it is $50 each for the application fee, totaling $100. 


  •  We accept Zelle (first choice), Venmo, cash, and check for rental payments and application fees and deposits. 


  • To prevent clutter that makes weekly cleaning difficult, we have dining areas within the kitchen in most of our homes, and a few homes with living rooms. However we do create a nice lounge experience in the backyard patio of many of our homes for you to study or dine outside. 


  •  Depends on the home. Most homes are 6-10 residents per unit, similar to a student co-living community more than apartment living. The kitchen and shared bathrooms are cleaned weekly free of charge, making living very easy and manageable so you have time to study and explore LA! Who wants to spend their college years cleaning?? 


  •  All our homes are in residential neighborhoods near USC and are surrounded by families, elementary schools, and other students. In addition, all our homes are in the Free Lyft zone offered to USC Students for free, allowing for safe transportation. All houses are double locked and most of all our homes are also gated with a lock and key.
